What It Costs to Sell a House in Chesapeake, VA — and How Long It Really Takes

Two Chesapeake houses can sell for the same price and put very different amounts in their owners' pockets. The difference is everything that happens between the contract and the settlement statement.

Here's the whole list, plus how long each stage really takes.


Where the money goes

Commission. Still the largest deduction on most sales. Negotiable, and buyer-agent compensation is now handled differently than it once was, but budget for it seriously.

Buyer concessions. In Chesapeake's mid-market price bands, sellers are frequently asked to contribute toward the buyer's closing costs or an interest-rate buydown. Whatever you agree to reduces your net.

Pre-listing prep. Paint, carpet, landscaping, decluttering, storage, and the small repairs that keep a listing from looking neglected in photos.

Post-inspection repairs. The second round. On older Deep Creek and South Norfolk homes this is usually the expensive one: roof, crawl space moisture, electrical panels, and plumbing.

Septic inspection and repairs if you're on septic. Lenders and buyers commonly require a pump-and-inspect, and drain-field problems are costly.

Seller closing costs. Virginia grantor tax, settlement or attorney fees, deed preparation, recording, and prorated city real estate taxes.

Carrying costs. Mortgage, taxes, insurance, utilities, lawn care — and in Chesapeake, often a larger lot to keep mowed than you'd think. Every month on market is another month of these.

Payoff interest and liens. Any second mortgage, HELOC, contractor's lien or judgment has to clear at closing.


How long it actually takes

  • Prep: 2 to 6 weeks, longer if you're cleaning out a family home.
  • On market: strongest March through early July when families move between school years; noticeably slower from mid-November to January.
  • Under contract: 30 to 45 days for a financed buyer — inspection, appraisal, underwriting, and any repair negotiation.
  • Settlement: the easy part, assuming nothing above went sideways.

Realistically, plan on three to four months from "we're selling" to funds in your account. Add a month or more if a contract falls through and you go back on market, which resets buyer perception as well as the clock.
