A seven-day sale is not a marketing line — it is a specific kind of transaction with specific requirements. People come to us needing it for real reasons: a foreclosure auction on the calendar, PCS orders out of Oceana or Langley, a tax sale date, a family member's care that has to be paid for now. This is what actually has to happen for a Hampton Roads house to close in under a week, and what will stop it.

Why a traditional sale cannot do it

A listed sale in Hampton Roads runs on the buyer's lender. Even a fast, motivated retail buyer needs an appraisal, underwriting, and a closing disclosure delivered three business days before settlement. From accepted offer to keys is typically 30–45 days, and that is after however long the house sat on the market. No agent can compress that, because the delay is not the agent's — it is the mortgage.

What a 7-day closing actually requires

No occupancy surprise. Vacant or owner-occupied is straightforward. A tenant in place is fine with us, but it changes the paperwork.

Assuming those are in order, the sequence looks like this: day 1 you call and we see the property; day 1 or 2 you have a written offer; day 2 the signed contract goes to the title company and the search begins; days 3–5 title clears and settlement is scheduled; day 6 or 7 you sign and the wire goes out.

Being realistic about price

A seven-day cash sale trades price for certainty and speed. You are not going to get a full retail number, and you should be suspicious of anyone promising both. Unpaid city taxes, water bills, or code liens. Common in Norfolk, Portsmouth and Hampton. These get paid at settlement out of proceeds; they only cause delay when nobody knew about them.

A name on the deed that should not be there. A deceased spouse, a former partner after a divorce, a sibling who inherited a share. Each has a fix, and each takes longer than a week if it starts at closing instead of at contract.

A HOA or condo association payoff letter. Straightforward, but association management offices work on their own schedule.

None of these kill the sale. They just mean "seven days" turns into two or three weeks — which is still far faster than a financed sale, and still on a date we can commit to.
